As a realtor, what is the first thing you do, in order to show a potential buyer all the best qualities of your property? You can tell them about it, sure, but it is not really the same thing, is it?
No. That is why, down the years, the profession has fully embraced the values of visuals. See, humans are visual creatures. We respond strongly to visual stimulation, more so than written or spoken stimuli.
For example, if you tell your buyer that the property has a marble-tile jacuzzi in the backyard, they are likely to say ‘oh, that’s nice’, and not think much of it. If, on the other hand, they have visuals of that jacuzzi, they will immediately feel more drawn in.
They can see how great it is with their very own eyes. That is why it is important to have the visuals to support your words.
Photo vs. Video
Up until now, real estate agents have focused on photographing their property from all the best angles, and with all the best lighting available, to give a realistic and positive view of things.
However, nowadays, video is the place to be, regardless of who you are. If you look around online, you will see that a lot of businesses have YouTube channels, or are frequently uploading videos to social media platforms.
Why?
Because if photographs allow the viewer a glimpse into your world, then a video offers them a realistic, immersive experience. It makes them feel like they are actually there with you, rather than just viewing a photo on a screen.
Which is why videos have been becoming more and more important in the real estate world as well.
Sure, it is all good and well to take a great set of photographs of your property, so that the potential buyer can see what you are offering. But by adding a video to your presentation, you can literally allow your buyer to take a virtual tour of the grounds, thus enticing them even further.
People like things that are easy and accessible to them in the comfort of their own home. So, they are far more likely to look at the video provided than come all the way out to your property. And if you set up the right video, you will get them to come out to the property.
See, you do not have to show off the entire property in one measly video. It would slow down the video (and usually, it is the shorter, the better here), and deter the buyer from coming up to see it in person. And you want them to come and see it, don’t you?
A short video showcasing the rooms at a general angle can pique a buyer’s interest and make them feel as if they are taking the house tour already. And if they have taken the tour virtually, what is to stop them from taking the tour in real life?
So, do you need a video to market your property? Yes, absolutely. But you should not give up on photos. Ideally, your presentation should be a mix of both, to cater to as many buyers as possible.
